I went out on this listing and put together a full staging report and the owners executed almost exactly what I suggested to prepare their home for sale. I love this type of listing! I gave them a plan, they executed, I came in at the end to do a few tweaks here and there and voila! Congrats!
Every house needs to be presented differently for selling vs. living. Having a stager come into your home as a neutral party helps to present your biggest investment to a broader pool of buyers and maximize the money you take away from the sale of your home.

Recently worked with the seller of this home! Such a cute house in one of the best family areas in La Canada. This one won’t last long…it has it all! It has three great sized bedrooms with three bathrooms, a great open concept kitchen/living/dining area and even has an office. Love these types of homes where I get to change just a few things to make the rooms feel more spacious and highlighting existing features of the home.

This house is a stunning traditional one story rambling ranch located in the Flintridge area of La Canada. Renovations were done to perfection on this house! It is just beautiful! The owners only obstacles for having a perfectly ready to show house were that they have kids and toys and an empty living room. :) When I consulted initially I knew exactly how we were going to fine tune this house to make it a shine even more!
I usually don’t provide before and afters but as you can see, they made only minor adjustments from my suggestions to the exterior curb appeal by adding landscaping spruce ups, adirondack chairs and a nice plant by the front door.
The living room we actually borrowed furniture from one of the other rooms, the piece against the far wall - it is a beautiful secretary that they were using as just storage in their bedroom. We moved the piano from the family room into the living and I filled in the rest of the room with chairs, a rug & accessories from my inventory. It is beautiful!
The family room really just needed a colorful rug, throw pillows and some nice lamps also from my inventory! Lighting is important!
Remember even though you might have overhead lighting, having floor lamps and table lamps makes a room feel more initmate.

5288 Gould, this is the third time I’ve been involved with this property. A couple of years back the people who built the house, I helped them with selection of all of the colors for the house.They then sold the property because they decided to move to Laguna Beach.Now, it is for sale again and the new owners have done a fantastic job selecting furniture, etc. for the house, so my job was fairly easy here! We did a little tweaking here and there with their beautiful furniture, de-cluttered a bit and wow - the house looks amazing. The view at this house is just something to behold!

Where has the spring gone? I don’t feel like I’ve been as busy as last year, but when I look through the MLS I realize I have been working! It’s just been in a little different way than in springs of past.
It seems like today’s sellers are taking the comprehensive reports I put together during our initial consult and then executing the suggestions themselves. Do they do all of my suggestions, NO, but they do most. Do the rooms look like they would had I actually done the staging myself, NO, but they do a pretty good job.
When I’m actually involved with the process of preparing the house for photos & caravan, I’m looking at the house from the perspective of how the camera is going to take in the room with the furniture arrangements, the accessories, etc. I am trying to add the most drama & expand the room by furniture arrangement and placing accessories in order to make the eye travel through the photo and create balance.
Listen I’m just being realistic, even I have to edit my own house for photos. My friend and I took a video of my house a while back and I took about half of the accessories out of my house for the video. Editing of every house just has to happen in order to create space that translates through the lens of the camera.
Realtors, encourage your sellers that by having a stager involved the most important marketing tool for the property, the photos, are going to be so much better. You need to have a second pair of eyes to look at each room and prepare it for the camera & for buyers.

From time to time, when I go on my standard staging consultation I am blown away by the talents of the sellers. This listing was one of those times when I felt as though I was walking into a magazine shoot. Each room has such detail, but flows from room to room seamlessly is such a way that we did not want to change too many things about this property. Each home requires a “second eye” so that depersonalizing and de-cluttering is executed properly. I only consulted & supplied a staging report with this owner and they executed the suggestions perfectly! Well done sellers!

Wednesday I had the pleasure of viewing and working on an estate recently listed for $6,950,000. This property is listed by Janice McGlashan and I had the pleasure of doing “on the spot” staging on the day of the photos. It is a property like I have never seen before as it has an indoor pool! What is my favorite thing about my job - well obviously it is that I get to see some of the most incredible properties in the Los Angeles area!
PS: For this property I supplied my usually “to do” list to make it shine even more when it is put on caravan in a couple of weeks. The grounds are spectacular and they will be even better with some extra tlc!
Ahh…my little nook!
This is a little corner in my house that I posted on HGTV’s Rate My Space and on the awesome website Houzz. I had sort of forgotten about my posting on Rate My Space until today when I received notices that it was featured as one of the Top Rated spaces! That is exciting! On the website Houzz my favorite little nook has been featured in a few Contributing Editors idea books and has been added to almost 2600 members idea books.
So…you might be asking me why I’m sharing this, right? Well, honestly just because!
This is a collection of some of my favorite things! The initials are of course the initials of each of our names in our family, the painting of the dog was done by my daughter when she was 11, there is a picture of my Grandma on her front porch when she was about 20 and the rest is well, just to set the scene!
Was this always like this? No! The ledges hadn’t been used in about 5 years - just was schlepping them from house to house. But when we moved into this house about 2 years ago, I built this nook from scratch from a pile of my accumulated “stuff”…and it just fell together perfectly!
Look around and think outside the box when your trying to create that special wall arrangement!

This is a huge house! I began working with the seller back in October coming up with a long term plan to list the house after the first of the year. We came up with some paint colors for rooms that were not painted before, moved some furniture around and I consulted with them throughout the process of them purchasing all of the finishing touches. Then at the last minute, I came in and installed all of their purchases and arranged each room as I would like it to be. I’ll post before and afters once the house has sold…but until then you won’t understand what paint and making a few purchases can do to warm up a house!

Ok, so my good friend Stephanie Wiley and I went back over to the Earlmont house the other day and took some more photos of the house. The original photography of this house I felt didn’t do my staging justice so Stephanie and I went and not only shot new photos, but we also took video of which I will post sometime in the near future! (Our next venture together!)
As you all know I am IN LOVE with this house! Stephanie and I have used it as a guinea pig of sorts! Stay tuned!

Great new listing in La Canada. I actually lived across the street from this house for a short while and would have never guessed how beautiful the house was and how much room it had in it!
These clients had great things to work with - we just edited a bit! Love that! Don’t think I have ever not had to ask a client to go out and get fresh towels & pillows…they had the perfect ones to make the photos pop!

I was so excited to get the call from the listing agent on this house the other day. She said that the owners were so excited they had such great feedback on the improvements and the house ended up having multiple offers and went for over asking price.
This was a house that was on the market last year - did not sell and then re-listed with a Deanne Anderson of Coldwell Banker La Canada. The homeowners gave the house up to us and we moved things around, re-hung artwork and brought in some outdoor furniture. Amazing what just doing a few things to the house can do for the overall look of the house. Honestly we spent a couple of afternoons over at the house and the results were well worth the investment in having a stager.

The view from this house - you can’t even imagine! Rose Bowl all the way to the beach, really it is amazing. This home is spectacular in every way with a warm family feeling but also amazing for entertaining. The yards are large, the pool area is beautiful - I’ve been there in the evening with the sunset and a cocktail and I tell you it is breathtaking!

Wow…I loved this house. Kind of a mix of a hacienda style home but in craftsman style! Such beautiful outdoor living space that you can see from almost every part of the house. The master has a beautiful private courtyard all it’s own…If you love outdoor living - this house is just so serene! Also has a two bedroom / one bath guesthouse that also opens out into the large courtyard area with a beautiful pool! This house screams ZEN and at the same time Entertaining!
